Inspection Access & Policies
At Uptown Home Inspections, we are committed to providing thorough, professional inspections while making the process seamless for realtors, buyers, and sellers. To ensure inspections run smoothly, it’s important that properties are properly prepared and access is coordinated in advance.

Realtor & Appointment Responsibilities
• Access Arrangements: Realtors must coordinate access with the seller’s agent, homeowner, or property manager before the inspection.
• Supra Access: Uptown Home Inspections has Supra access; however, we still require the seven-digit CBS code to access the property. Buyers or realtors do not need to be present if access is provided beforehand.
• Showing Time Appointments: If the appointment is scheduled via ShowingTime, the buyer’s agent must forward the confirmation to the inspector.
• Open Door Properties: For OpenDoor homes, inspectors will contact OpenDoor at the time of inspection, as this is the only way to gain access.

Crawlspace & Attics
It is the realtor’s and/or seller’s responsibility to ensure that crawlspaces and attics are accessible during the inspection:
• Access panels must be free of screws or obstacles and readily removable.
• Locked crawlspaces or attics must have keys provided and accessible to the inspector.
• All areas must be safe and clear for inspection to avoid delays or incomplete reports.

Property Readiness
To ensure a complete inspection, all areas must be accessible:
• Garage or utility doors must not be blocked.
• Furniture and personal items should not obstruct access to any portion of the home.
• Tenants must be informed and aware of the inspection.
Pets: Pets should be removed from the property during the inspection. If this is not possible, pets must be caged and out of the way to avoid interference.

Utilities
Inspections are limited to utilities that are turned on and operational at the time of the inspection. Please ensure:
• Water, electricity, and HVAC are functioning.
• Any locked or inaccessible utility areas are unlocked for inspection.

Waiting & Rescheduling Policy
• Inspectors will wait up to 30 minutes for access.
• If access is not provided, a $50 reschedule fee will apply.
• If a travel fee was applied to the original inspection and the property is more than 25 miles away, that fee will also apply for rescheduling.

Same-Day Inspection Fee
• Inspections booked after 8 PM for the following day are subject to a $75 same-day fee.
• Payment is expected immediately at the time of booking or upon receiving the confirmation email.
• Last-minute bookings require confirmed access and that the property is ready for inspection:
• Seller or tenants are aware of the appointment.
• Lockbox information is provided if necessary.
• Utilities are on.
• Crawlspaces and attics are accessible.
• Pets are properly removed or secured.
