Our service area includes urban, suburban and rural communities statewide, with assignments coordinated around the project’s location, scope and schedule. From assessing existing conditions to reviewing proposed repairs and verifying completed work, we help clients understand what needs attention and document the next step.

Our inspection team includes an NSPIRE-certified professional. We are currently partnered with Fulton County Government to support housing inspection and rehabilitation-related work.

  • Inspection Support for Housing Programs and Property Owners

  • We work with cities and counties, housing agencies, nonprofit housing organizations, affordable housing owners and property managers throughout Georgia. We welcome assignments involving single-family homes, duplexes, triplexes, fourplexes, apartment communities and other multifamily housing, including scattered-site properties and portfolios spanning multiple locations. Whether you need support for one property or a defined group of assignments, we begin by confirming the property type, applicable standards, required documentation and project timeline.

Services are scoped to the specific assignment, with clear expectations for inspection, reporting and any follow-up visit.

  • Our Housing Inspection Services

  • Duplex & Multifamily Housing Inspections
We provide inspection support for duplexes, small multifamily properties and apartment communities. Assignments may include individual dwelling units, applicable common areas, building systems and exterior/site conditions, with the inspection scope and any unit-sampling requirements established by the housing program or client. We welcome inquiries for single-property assignments, multiple buildings and portfolios across Georgia.

  • NSPIRE Inspections & Inspection Preparation
Identify and document property conditions using the applicable NSPIRE standards and agreed program requirements. We also provide preparation assessments to help owners and managers identify concerns before a scheduled program inspection.

  • Property Condition & Rehabilitation Assessments
Document visible conditions and repair needs to support housing rehabilitation planning. We evaluate accessible systems and components within the agreed scope and provide findings that help the project team make informed decisions.

  • Scope of Work Reviews
Review proposed rehabilitation scopes against documented property conditions and supporting materials. We identify discrepancies, missing information and items requiring clarification so program staff can address them before work proceeds.

  • Progress & Draw Inspections
Document observed progress at agreed project stages and compare completed work with the assigned scope. Findings support the client's review process; payment and funding decisions remain with the responsible agency or lender.

  • Final Inspections & Repair Verification
Revisit the property to document the condition of specified repairs, identify remaining concerns and support project closeout. Follow-up inspections focus on the agreed items and applicable program requirements.

  • What Is NSPIRE?

  • NSPIRE stands for National Standards for the Physical Inspection of Real Estate. HUD's framework emphasizes resident health, safety and the function of housing systems and components.

Applicable findings are organized by Unit, Inside and Outside locations. A room within a dwelling—such as its bedroom, bathroom or living room—belongs to the Unit category; Inside refers to applicable building interiors and common areas outside an individual dwelling.

Depending on the property and assignment, inspection items may include:
    • Electrical components, outlets and protective devices
    • Plumbing, water heaters and visible leaks
    • Heating, ventilation and air conditioning
    • Smoke and carbon monoxide alarms
    • Doors, windows, stairs, handrails and egress
    • Roofs, drainage and exterior conditions
    • Moisture-related concerns and other observable health or safety deficiencies

The applicable program determines inspection procedures, required documentation and correction requirements.

  • Clear Reports That Support Action

Our reporting is designed to help clients locate the concern, understand the observed condition and identify the recommended next step. Depending on the assignment, documentation may include photographs, deficiency descriptions, applicable NSPIRE references and severity classifications, access limitations, and repair-verification findings.

Each report is reviewed for consistency with the agreed scope before delivery. Report format and turnaround are established when the assignment is confirmed.
